Cook County Real Estate - Median Price Comparisons


The chart above depicts the downward trend of median prices in Cook County for a combination of attached and detached properties from September of 2007 through September of 2009. What I find interesting is the difference between the median price of new listings (the green line) vs. the median price of sold listings (red line) and even the under contract listings (blue line). Either sellers are very optimistic or unrealistic!

This comprises all of Cook County so this might not pertain to a specific town or subdivision. Single family Orland Park homes might show a different data set, for example. But this is a good indication of our Cook County market. Most of what we hear on the news is national data, which isn't always accurate for every state or village.

Oak Lawn Homes

As of today, there are 292 Oak Lawn homes for sale. That's the first drop we've seen in a while. That could mean that there are more buyers buying and it could also mean that some sellers have given up and taken their homes off the market. Either way, the inventory has gone down a little bit.

There are still foreclosures and short sales at good prices (starting as low as $119,900, which is higher than some of the prior foreclosure homes that were available before). I've shown many of the foreclosures and short sales and some of them are a real mess, but others have been great values.

If you haven't purchased yet there is still a chance for you to find a great deal. If you're a first-time buyer you can also get up to an $8,000 tax credit but you must purchase before December 1, 2009.

Orland Park Real Estate Market Review

The chart to the left shows Orland Park real estate statistics comparing '08-'09. As you can see, there is still way too much inventory compared to the pending sales and those that have sold and closed. It's great to be a buyer for Orland Park homes.

This is why it is so important for sellers to price their Orland Park properties correctly. Buyers have a huge selection of homes in all price categories. They only write offers on the properties that are priced correctly for what they offer. This chart shows the true imbalance of properties that have actually sold compared to those currently up for sale.

The reality is, if you don't price your place correctly for what it has to offer (or not) it simply will not sell. Buyers won't make an offer since they'll find something better to make an offer on. If your home is not priced right you will not get any offers at all. You might not even get any showings.

There's some great deals in Oak Lawn right now

I'm seeing more and more short sale and foreclosure properties available in all towns I work in. But a couple of steals have been on the market in Oak Lawn lately. There are 2 bedroom, 2 bath Oak Lawn condos for sale with in-unit laundry rooms and one even has a garage at some very low list prices.

Short sales and foreclosure listings are not for the timid and you need to understand the process, which can be lengthy. There are also special addendums that accompany all of these kinds of sales.

I'm still waiting to get a signed contract back from an accepted reo property in Oak Park, IL. It's been over a week since we were told the offer was accepted but no contract from the bank that owns this home. It can get very frustrating.
